What's covered in a home inspection?
A home inspection is a visual, non-invasive inspection of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home. Can I be present during the home inspection?
The home inspection can take anywhere from 2 to 4 hours depending on the property. It is recommended that the client not be present during the bulk of the inspection, although arrangements can be made upon request. We suggest that the client meet the inspector at the end of the inspection so they can review the findings in person. You do not have to come to the property if you do not wish to do so. The inspector will be glad to review his report with you over the phone if it is more convenient for you.
Can the house be occupied during the inspection?
This situation is less than ideal. Home owners, especially with children and pets can hinder the inspector from performing a thourough inspection of every room. We will perform an inspection if the home is occupied, but please understand that there may be some limitations. If a seller does not wish to leave the house during an inspection, you should be suspicious.
When will I get my home inspection report?
In most cases, you will have the report within 24 hours. The report can be mailed (or emailed) to you directly, however if you choose to utilize this option of delivery, please allow for additional time due for delivery via the postal service.
Do I need to contact the seller?
All you need to do is give us the information of the realtor you are working with. We can call and arrange everything else.
